budgeting.
Architectural Design – I will arrange the design of your project by one of several highly regarded local architects or I
can work with a client-selected architect.
Budgeting - I will provide preliminary budgeting numbers based on detailed written proposals as well as drawings.
Scheduling - I will provide a schedule of construction that you can use to plan events relevant to the completion of the
project.
Selections - I will help my clients with material selection if necessary; from cabinets to carpet I am there to help along
the way, making the process enjoyable for all.
Warranty - I will provide a one-year warranty against defects in workmanship and beyond that I carry a moral warranty
to make sure you are completely satisfied.

I have listed some of the most frequently asked questions below. Please feel free to contact me directly with your
additional questions.
How much will it cost?
I usually need at least one home visit for initial review. If the project is in the preliminary phase or not even on paper
then it is very hard to figure costs based on theoretical square footage and building site dynamics. I can help you figure
out the basic costs of your project but this may take some drawings, as well as construction details of what you want.
The more information you provide, the better idea I will have of what the costs may be for what it is that you want to
remodel or repair.
How long will it take to complete the project?
Projects can run from one day to over one month. As the project grows in size and complexity the duration grows as
well. If the site conditions are difficult this can dramatically impact the schedule. Access from neighboring areas as well
as staging areas for materials can also add additional length to projects.
Do you do competitive bidding?
Yes, however I do believe the competitive bidding process is flawed and that it works against the client - contractor
relationship. A contractor is generally selected based on the lowest bid. To bring in the lowest bid, a contractor may
have to cut corners, use inferior materials, questionable subcontractors, unskilled labor and/or bid only what is shown
on the plans, knowing full well that additional work or materials will be needed then adding huge fees for "change
orders." I feel dishonesty is not a good way to start a relationship with a client. With my open book policy for billing, I
provide all of the back up for billings at cost. The client only pays for the work that is done and not a penny more. If I
find a way to cut costs, I will never keep the client's money. When I am able to save money it is for the client's benefit -
not mine. Welcome to my team approach where I put all of the cards on the table.
Do you give free bids?
YES, I believe in working as a team with dedicated clients that are committed to executing quality projects and want to
develop a relationship built on trust and integrity. I provide a comprehensive cost analysis that will provide budget
direction for the project. This is the start of a working relationship between contractor and client that will show the level
of integrity and attention to detail that will help foster trust in the future work of
